Real estate agents are getting paid to handle the deal

The first reason buyers and sellers should not speak is because the real estate agents involved in the deal are getting paid to handle it. You have hired an agent for the expertise and help he or she offers, and you should let your agent do his or her job. By letting your agent handle the communications, you will not interfere with the process. If you speak to the seller of a house, you could potentially interfere with the deal.

Sellers may say the wrong things

Another reason for this arrangement is to limit what the sellers say to the buyers. If a seller says something wrong, the buyer might not want to purchase this house anymore. Your agent will know what to say and what not to say to help the deal go through for your benefit.
